Project Selection Approach

Projects are added to the portfolio if they have captured my interest and have been analyzed in dedicated articles on DigitalPropInvest.com. Projects can also be included at the initiative of their founders.

The objective of the portfolio is to record how each project develops over a one-year period after being added.

Our primary focus is on Tokenized Real Estate—a process that transfers real estate assets, along with associated property and economic rights, onto a blockchain. We also consider advanced Real Estate Crowdfunding platforms in our research and analysis, as they laid the groundwork for tokenization. Both models share key features: they significantly lower minimum investment thresholds, provide access to high-yield, professionally managed assets, operate entirely on digital platforms, and offer engineered liquidity structures such as exit windows or secondary markets.


Portfolio Categories

Projects receive “Added to Portfolio” status only when their progress can be reliably tracked over time. This occurs under three specific conditions:

  1. Open and transparent analytics
    The project provides public, verifiable data, enabling regular monitoring of activity.
  2. Direct access to non-transparent project analytics through allocation tokens
    The project team provides tokens for regular monitoring of activity.
  3. Strategic potential
    In rare cases, projects may be included due to strong strategic interest and long-term opportunity. In such cases, we may independently decide to acquire tokens, though these instances remain rare, as our focus is primarily on projects with significant growth potential.

All Added to Portfolio projects undergo monthly progress tracking, with updates shared on LinkedIn. At the end of the year after being added, each project is reviewed comprehensively, and the corresponding article on DigitalPropInvest.com is updated with yearly results, milestones, and strategic developments.


2. Watchlist

Watchlist — promising projects lacking sufficient data for continuous tracking. Projects from the Watchlist may be moved into the main portfolio if the factors limiting transparency or monitoring are resolved.


3. Not Passed Due Diligence

This category includes projects that demonstrate substantial weaknesses, such as:

  • Non-transparent or questionable legal structures
  • Unclear investor rights
  • Marketing claims that do not match verifiable data

Placement here is not a criticism but a formal note that the project does not meet basic requirements. Projects from Not Passed DD may be moved into Added to Portfolio or Watchlist if the factors limiting transparency or monitoring are resolved.that the project does not meet basic requirements.


Founder-Initiated Inclusion

Founders may apply to have their project included in the portfolio.
To do so, they can contact me on LinkedIn with a brief overview covering the project criteria (project name, launch date, jurisdiction, asset type, tokenization technology, investment parameters, etc.).

After an initial assessment, the project will be placed into one of the three categories. A fee is charged for founder-initiated inclusion.

Every project included in the portfolio receives:

    • First wave: immediate exposure at the time of inclusion. My LinkedIn posts reach up to 13,000 views within a specialized audience following real-estate tokenization, RWA, and Web3 infrastructure.
    • DigitalPropInvest.com: adds further visibility with consistently growing traffic from founders, investors, and industry professionals.
    • Ongoing weekly visibility: new projects are added to the portfolio every week with a link to the main portfolio, where your project remains featured with a permanent evergreen link.
    • Ongoing monthly visibility: for projects with Added to Portfolio status, monthly progress updates are shared on LinkedIn.
    • Final wave: at the end of the one-year cycle, projects with Added to Portfolio status receive an updated analytical article and a dedicated LinkedIn post summarizing their performance.

    I also provide my observations as a potential investor — what I found appealing in the project and what could be improved.
